Can I Get A Realtor To Help Me if I Already Signed With A Builder To ...

Q: I?m trying to find out about how much Realtor fees are. I want a Realtor to help me on my purchase of a new home from a builder but I already signed a contract with the builder stating I had ?no Realtor?. And from what I have read if the builder doesnt pay it, I have to pay it out of pocket. I already went to sign some paperwork with a lender. My house building process has not begun so I?m wondering if I can bring in a Realtor to help me with all my stuff that I?m not understanding?

A: There is no ?typical? or ?average? in real estate commissions, as it can vary widely. Contact a few Realtors in your area to get a better understanding of the range in fees, but keep in mind that ?cheapest? does not necessarily mean best. Good luck in your endeavors.

A: It depends if the builder cooperates with other brokers. You could withdraw your offer to purchase and then resubmit a new offer with an agent representing you, but if the builder does not cooperate then you could not bring in an agent. Check with the builder to see if they cooperate with other brokers.

A: I am sure the builder was asking you if you had a Realtor to know if he needed to put that cost into your contract of building you a home or helping you to buy one of his new homes. At this point you are looking for a buyer broker which you will need to pay to take you through the process. I can not tell you what that will cost -each agent/broker has to decide for themselves what the cost of doing business is and then will go from there. It will be worth it though to have someone help you through the process since you are unsure of what is needed!

A: I would presume the builder has already priced the home knowing there is no Realtor commission to pay. Presently you have no representation but as you stated they have not started building yet. At this time you most likely can still get your earnest money back and cancel the contract. I would be honest with them and tell them why you want to cancel. From there you have your Realtor negotiate on your behalf but make sure they look at the existing contract before you cancel to make sure you are not giving up a very good deal.
